VISALE: State-Guaranteed Rental Deposit


- What is it?: Visale is a free service provided by the French state (Action Logement) that acts as a guarantor for your rent.

- Eligibility: It is widely accessible to students aged 18 to 30, regardless of their nationality.

Garantme

   Garantme: Rental Guarantor Service


- Private Guarantor Service: Unlike Visale, which is a state-funded service, Garantme is a private company that acts as a guarantor for tenants who do not have a French guarantor.


- Purpose: The service is designed to reassure landlords by guaranteeing the payment of rent, charges, and potential property damage, thereby facilitating the rental application process for international students.


- Eligibility: It is open to all students, including those who do not meet the age or nationality requirements for state-funded schemes like Visale.


- How it Works: Tenants apply online to get their "Garantme certificate," which can then be presented to landlords to strengthen their rental application.


- Cost: As it is a private service, there is a fee associated with obtaining the guarantee, which typically depends on the duration of the lease.


SmartGarant

Is another private digital guarantee service (moral guarantor) in France, specifically designed to help tenants secure a rental contract without the need for a physical guarantor resident in France.
- How does the service work? File analysis: The tenant uploads their supporting documents to the official SmartGarant platform. The system assesses the applicant's creditworthiness in just a few minutes or hours.
- Issuance of the certificate: If the profile is approved, a guarantee certificate is issued in approximately 2 hours.
- Presentation to the landlord: The tenant attaches this certificate to their rental file (dossier locatif) to demonstrate to the landlord that the rent is institutionally insured.
- Risk coverage: In the event of non-payment, SmartGarant directly compensates the landlord (up to €100,000 for 24 months) and initiates recovery procedures with the tenant


Unkle
Like Garantme, SmartGarant, Unkle removes the barrier of having a physical guarantor in France (such as parents with French salaries):
