Finding Housing and Registering the Lease
Finding Accomodation
State-run student dormitories (Estia) are heavily congested and rarely allocated to international students during their first academic year. You will rely primarily on the private market.
Finding Your Student Home via Secure Platforms
To safeguard your deposit payments before arrival and avoid local housing scams, we highly recommend utilizing secure mid-term student housing platforms that feature built-in escrow protections (where your funds are safely held by the platform and only released to the landlord 24 hours after your successful move-in).
You can safely search verified student listings across major university cities (Athens, Thessaloniki, Patras) using the unifed HousingAnywhere Greece Student Portal . Alternatively, always consult your specific Greek university’s International Relations Office or local Erasmus Student Network (ESN) hub, as they often maintain private, commission-free directories of vetted local landlords.
Activating Taxisnet & Signing Your Digital Lease Agreement
In Greece, traditional paper-based housing contracts carry no legal weight. The entire leasing ecosystem is fully digitalized and integrated into the national tax infrastructure. To secure your apartment legally, register your address, and ensure your monthly bank transfers are compliant, your lease agreement must be executed electronically.
This process is handled entirely through Taxisnet, the centralized national government portal for fiscal services.
The Digital Handshake Process:
The execution of a legal lease agreement involves a mandatory two-step digital verification process performed on a single secure platform:
1. The Landlord’s Submission: Your landlord will log into their government profile and upload the formal terms of your tenancy—including the exact monthly rent, security deposit, duration, and your specific 9-digit AFM number (from Step 2).
2. The Student’s Acceptance: Once submitted, the system automatically flags your profile. You must log into the official Gov.gr Digital Lease Portal using the Taxisnet credentials (username and password) you received during your Step 2 video interview. You will navigate to your notifications, carefully review the submitted terms, and click "Accept" (Apodochi).
Critical Deadlines & Compliance Safeguards:
- The Verification Window: By Greek law, a landlord must register the digital lease by the final day of the month following the official start date of the tenancy. Do not delay your online acceptance; your legal protections as a tenant only activate once you click the accept button.
- The Financial Link: Ensure that the monthly rent figure declared on the portal matches the exact amount you transfer via your payzy account (from Step 4). Discrepancies between digital lease records and active bank transactions can trigger automatic compliance flags under national auditing guidelines.
- Official Documentation: Once accepted, you can instantly download a PDF copy of your officially stamped lease agreement from the portal. This document is a critical requirement for Non-EU students when applying for local residence permits or student visa extensions later in the semester.
